Planned preventative maintenance for commercial roofs
Harris Commercial RoofCare is designed for factories, warehouses, workshops, retail units and other commercial or industrial buildings where blocked gutters, outlets and valley gutters can contribute to avoidable water-ingress problems.
Typical planned visit
- Clear accessible gutters, valley gutters and outlets included in the agreed scope
- Check visible downpipe entries and drainage routes
- Visual inspection of roof sheets or membranes, laps, fixings, flashings and penetrations
- Visual checks around rooflights and common water-entry details
- Remove agreed loose debris/vegetation where safe and accessible
- Complete a defined minor-maintenance allowance
- Photographic condition report with Urgent / Planned / Monitor priorities
Annual or twice-yearly programmes
Visit frequency is set according to roof design, site conditions, surrounding vegetation and previous blockage/leak history. Higher-risk sites may benefit from spring and autumn/pre-winter visits rather than one annual attendance.
Fixed annual service contract
Commercial RoofCare is quoted per site after an initial assessment because factory roofs vary greatly in area, access, gutter length, height and safety requirements. The quotation can set a fixed annual premium for the agreed number of planned visits and defined scope.
Minor repairs without an open-ended liability
Each contract can include an agreed labour/material allowance for straightforward preventative items. Anything outside that allowance is photographed, prioritised and quoted separately before additional work is undertaken.
